MS Land & Developments is a business located in Coventry and operating across the Midlands.

We identify suitable plots of land which we believe have the potential for development. This could be individual plots or larger plots.

Once we identify the plot we then agree with the landowner to acquire the site subject to receiving planning permission (STP).

As development experts we take all responsibility for the development of the planning proposals and keep the landowner informed throughout the process. At the end of the planning process we offer the best deal for the landowner to ensure your needs are met.

What is a Planning Uplift?

Planning uplift is the best deal structure for most landowners. This is because before we even start the planning process we agree a price for the land.

On receipt of a full planning permission we will either purchase the land ourselves for the agreed price or sell the land to another developer. If the land sells for more than we agreed we shall split the costs to ensure you are getting good value. If we decide to sell the land, it shall be sold in a competitive environment to ensure the landowner receives the best possible deal. 

Will this process cost you anything?

The planning process and any associated fees is funded entirely by MS Land & Developments.

What is the Landowners risk?

The landowner has no risk as MS Land & Developments pay all the planning fees, architect fees and take all responsibility for taking the plot through the planning and sale process. A legal agreement shall be put in place between yourself and MS Land & Developments so it is completely clear of what we shall be undertaking and our responsibilities to you.

How will you be kept updated?

We typically like to meet face to face on a fortnightly basis to keep you updated on the planning process. We can also meet virtually if this is easier for you. However, we can meet more frequently if you wish to do so.
