MS Land & Developments is a business located in Coventry and operating across the Midlands.
We identify suitable plots of land which we believe have the potential for development. This could be individual plots or larger plots.
Once we identify a plot we agree with the landowner to acquire the site subject to receiving planning permission (STP).
As development experts we take all responsibility for the development of the planning proposals and keep the landowner informed throughout the process.
In addition we offer a Planning Uplift service where we only take 30% of the profit which is far more competitive than other planning uplift specialists who operate at 50/50 profit split.

What makes us different?
We are a small, family owned business so we always provide a personal approach to owners of land we contact, or clients wishing to use our Land Promotion service. This is different to the larger corporations as you will not get that one point of contact.
We operate our business with integrity and we always aim to maximise the value you will receive for the land. We do not hide behind confusing Terms & Conditions which claw away at your profit.
Planning Uplift Service
Not all land we deal with involves us purchasing the land directly. If you have identified or acquired land we can undertake an initial review of the land to offer advice if the land is likely to receive planning permission.
If the land has potential to receive planning permission we can take the land through the planning process at our own risk and cost using our network of planning experts to maximise the chances of receiving an approval.
What is the fee for the Planning Uplift Service
We operate on a 30% profit split, which is a flat 30% with no hidden additional charges.
Other companies offer a JV service at 50/50 profit split, but in reality this turns into a 70/30 split in their favour once they deduct the fees for the planning drawings and reports and staff fees (e.g. project manager).
